敷地周辺は高層タワーが林立している中 、低層の建物が集まり開けた環境である。各住戸内でパブリックとプライベートを明確に区画・セキュリティすることで住人一人ひとりの求める暮らし方に柔軟に対応できればと考えた。
B1階と1階・1階と2階・3階と4階と屋上の3ユニット によるメゾネット構成。玄関を入ったパブリックな空間は通常のリビングとしてだけでなくリモートワーク・アトリエ・趣味など多様で想像を超える使われ方を想定。さらに階段を経た奥に玄関があり、プライベートな空間との入れ子構造となっている。
1階はガラス扉、3階はワイドでオー プンな折戸とし、街との繋がりを提案。2階・4階は周辺のタワーと調和するガラスカーテンウォールで閉じ、積層する構成がファサードに現れる。2階には共用のラウンジ・会議室もあり、入居者や来客のコミュニケーションの場として提案。
住環境を豊かにしつつ住む方の望みによって社会と繋がることが可能な、これまでになかった賃貸集合住宅プログラムを実現できたのではないかと考える。（櫻井建人）
A maisonette-style housing complex where public and private spaces alternate in stacked layers
Surrounded by towering high-rises, the site features a cluster of low-rise buildings creating an open environment. We envisioned a design that flexibly accommodates each resident’s desired lifestyle by clearly partitioning and securing public and private spaces within each unit.
The maisonette configuration comprises three units: B1 floor and 1st floor, 1st floor and 2nd floor, and 3rd floor, 4th floor, and rooftop. The public space beyond the entrance is envisioned not just as a conventional living room, but for diverse, imaginative uses like remote work, studio space, or hobbies. Further back, accessed via stairs, another entrance provides a nested structure connecting to private spaces.
The first floor features glass doors, while the third floor uses wide, open folding doors, proposing a connection to the street. The second and fourth floors are enclosed with glass curtain walls harmonizing with surrounding towers, creating a layered composition visible on the facade. The second floor includes a shared lounge and meeting rooms, proposed as spaces for communication among residents and visitors.
This achieves an unprecedented rental apartment program: enriching the living environment while enabling residents to connect with society according to their desires. (Tatehito Sakurai)
