〈ESCALIER 五番町〉〈ESCALIER 麹町〉に続く第3弾として、近傍の四ツ谷駅近くのテナントビルの計画。これまでも都市の大部分を形成する中小テナントビルとして事業性と社会性とを両立すること目標に掲げ、事業者・施工者のお力添えによって、過去2作では実現できなかったことが実現できた。
これまでと同様の「かた」だが、今回の敷地は北西角地にあり、角地での天空率の利点を活かし西側と北側へボリュームを前後に交差させた。中間領域であり事業性にも寄与するバルコニーを生み出し、グランドレベルより続く階段でバルコニーを繋げる。上下階のコミュ二ケーションだけでなく、テナントビルであっても社会との繋がりをもっていただければと計画した。（櫻井建人）
An office building weaving multi-layered relationships starting from the corner lot
Following “ESCALIER GOBANCHO” and “ESCALIER KOJIMACHI,” this third project involves a tenant building near Yotsuya Station. Our goal remains consistent: to create small-to-medium tenant buildings that form the bulk of the cityscape while balancing business viability and social contribution. Thanks to the support of our partners and contractors, we achieved what was unattainable in the previous two projects.
While maintaining the same “form” as previous projects, this site occupies a northwest corner lot. Leveraging the sky ratio advantages of a corner location, the building volume intersects front-to-back towards the west and north sides. This creates a balcony in the intermediate zone that also contributes to business viability, connected by stairs extending from the ground level. We planned not only for communication between floors but also for the tenant building to maintain a connection with society. (Tatehito Sakurai)
