1棟貸しの賃貸住宅プロジェクト。
東京郊外の駅からほど近い場所に位置する敷地は、周辺の多くが南北に細長く区画された家々が建ち並ぶ住宅地。敷地南側には旧甲州街道に面した高層の建物が建ち、北側・西側も隣家どうしが近接して建てられており、敷地形状が南北に細長い特徴を持つ条件から、相互のプライバシーを保ちつつ如何に採光を確保するか、が大きな課題の1つとなっていた。
クライアントからの要望としては、下記などが求められた。
・シンプルであること
・駐車場をつくること
・建蔽率を最大限活用すること
駐車スペースを設けるにあたり、敷地が面する前面道路は南側の幅員が極端に狭いため車の通り抜けや切り返しが難しいことから、敷地北側にスペースを設けて駐車場を確保する必要があった。このため、建物ボリュームを敷地南側に寄せた配置が必要だが、南側隣地に建つ高層建物によって南面からの日照を得ることが非常に困難であり、さらに北側・西側ともに隣家が近いことから、外部に向けて大きな開口部を取ることも適さない。そこで、建物北側に大きなトップライトを設けで壁にその光を反射させることで 1階、2階の居室への採光を確保する計画とした。
1階は、北側の室内壁に反射した光が拡散して奥へ届くよう天井高さを 3.1m に設定した。床面積を最大限確保するためトップライト下の階段途中にも中間階を設けつつも、その中間階レベルを2階主室レベルとはズラしたスキップフロアとすることで、反射した光が1階へより入りやすい構成となっている。また、中間階の床もルーバー状とすることで採光のみならず、トップライト空間廻りの空気が循環しやすいよう考慮した。1階から中間階・トップライト廻りは大きな気積となることから、冷暖房のロスと滞留が生じないよう、1階床とトップライト近くのそれぞれにスリットを設けてダクト接続し、途中カウンターアローファンを経由させることで、夏季は1階床付近に滞留する冷気をトップライト近くに、冬季はトップライト付近に滞留する暖気を1階床に廻し循環させることを試みている。夏季のトップライトからの日射は、水平ロールスクリーンによって遮蔽調節ができるようになっている。
また、スキップフロア構成とすることで、中2階が1階と2階の両階を繋ぐ役割として機能し、垂直方向の関係性も生み出している。
普段の洗濯物は、敷地条件上どうしても室内干しが多くなってしまうものの、時には大物を外で干せるよう、トップライトの点検アクセスも兼ねて小さな屋上デッキを設けることで、気分転換の場ともなるようにしている。
1棟貸しの賃貸住宅であることを想定し、子育て世帯はもちろん、SOHOのような小さな事務所兼住宅として、エントランスから中間階廻りをキッズスペースやワークスペース、展示スペース、納戸などフレキシブルに活用できるようにしている。建具を閉じれば、LDK・寝室エリアと緩やかに区画されたインナーバルコニーとしての役割も果たす。
大きなトップライトは、家々が建ち並ぶ住宅地のなかにうがたれた穹(あな)であり、そのあなを通して見えるのは、時々刻々表情を変え移りゆく、ここだけの穹(そら)となってくれるのではないだろうか。

A rental housing project featuring a single-building rental property.
Located near a train station in the suburbs of Tokyo, the site is in a residential area where many surrounding homes are built on long, narrow plots oriented north-south. On the south side of the site, a high-rise building faces the old Koshu Kaido highway, while on the north and west sides, neighboring houses are built very close together. Given the site’s narrow north-south orientation, one of the major challenges was ensuring ample natural light while maintaining privacy between the units.
The client’s requests included the following:
・A simple design
・Inclusion of a parking space
・Maximizing the building coverage ratio
Regarding the parking space, because the front road facing the site is extremely narrow on the south side—making it difficult for cars to pass through or turn around—it was necessary to allocate space on the north side of the site to accommodate parking. Consequently, the building volume had to be positioned toward the southern side of the lot. However, a high-rise building on the adjacent southern lot made it extremely difficult to obtain sunlight from the south. Furthermore, since neighboring houses were close on both the north and west sides, creating large exterior openings was not feasible. Therefore, the plan was devised to install a large skylight on the north side of the building and reflect the light off the wall to ensure natural light reaches the living spaces on the first and second floors.
On the first floor, the ceiling height was set at 3.1 meters so that light reflected off the interior north wall would diffuse and reach the far end of the space. To maximize floor area, a mezzanine level was added midway up the staircase beneath the skylight; however, by designing the mezzanine as a split-level floor offset from the main second-floor level, the layout allows reflected light to enter the first floor more easily. Additionally, the mezzanine floor was designed with louver-like slats to facilitate not only natural lighting but also air circulation around the skylight space. Since the space from the first floor to the mezzanine and the area around the skylight constitute a large air volume, to prevent heat loss and stagnant air from the heating and cooling systems, slits were installed in both the first-floor ceiling and near the skylight, connected to ducts. By routing the airflow through counter-rotating fans, the system circulates cool air that tends to stagnate near the first-floor ceiling toward the skylight in summer, and warm air that tends to stagnate near the skylight down to the first-floor ceiling in winter. Solar radiation from the skylight in summer can be blocked and adjusted using horizontal roller shades.
Furthermore, by adopting a split-level floor plan, the mezzanine level connects the first and second floors, creating a vertical relationship between them.
Although indoor drying is often unavoidable due to the site conditions, a small rooftop deck—which also serves as an access point for inspecting the skylight—has been provided so that large items can occasionally be dried outdoors, creating a space for a change of scenery.
Designed as a single-unit rental property, the space is intended not only for families with children but also as a small home office (SOHO). The area from the entrance to the mezzanine level can be flexibly utilized as a kids’ play area, workspace, exhibition space, or storage room. When the doors are closed, it also functions as an inner balcony, gently partitioned from the living-dining-kitchen and bedroom areas.
The large skylight is like a void carved out of the densely packed residential neighborhood, and what can be seen through that void is a sky unique to this place, constantly changing its expression with the passing moments.
