中池袋公園に隣接し、池袋駅東口から徒歩2分の立地に計画された〈Luce Jardin〉は、商業施設と住宅が一体となった複合ビルである。この計画は、2019年にオープンした複合文化商業施設〈Hareza池袋〉およびリニューアル後の中池袋公園との調和を図り、地域の新たな魅力を創出することを目指して進められた。中池袋公園は、リニューアルにより砂地の舗装から石貼りの広場へと変貌を遂げ、ヨーロッパの広場のような趣をもつ空間として再整備され、文化的イベントや賑わいを支える場として機能している。本ビルの設計においても、この広場との一体感を生み出すファサードデザインが主要なテーマとなった。
本計画では、敷地が広場に面しているため、高さ制限が緩やかである点を活かし、階高を4ｍ程度とすることで、限られた敷地面積においても広がりを感じられる内部空間が実現された。また、広場の緑豊かな環境を引き立てるため、建物の外観には植栽を積極的に取り入れた。壁面緑化も検討されたが、テナント内部の視認性を確保するため、アルミサッシ防火設備の製作高さ限界である2.2ｍの窓と、その上部の欄間部分に立体的な植栽を設けることで「欄間庭園」を形成した。この立体的な庭園により、この建物は周囲の硬質な印象をもつ建築物に対して、より広場に寄り添ったグリーンな印象を与えている。欄間庭園はセットバックした隙間に設けられている一方、建物の下部は敷地際まで広げられており、テナントのリース面積を最大限に確保する効率的な断面形状となっている。この庭園部分は単に外観デザインとしてだけでなく、建物内部からも楽しむことができるよう配慮されており、特にカフェなどの利用が想定される低層階や、住居が配置された上層階において、その魅力を発揮する空間として機能している。
前面はメインである1階テナントの顔を優先するため、階段とエレベーターは側道からのアプローチとした。1階と2階のテナントスペースは、それぞれ独立した利用が可能である一方、店内階段やダムウェイターを設けることで一体化した使用も可能な設計となっている。3階から6階には物販やクリニックなどのテナントが想定され、7階と8階はメゾネットの住居となっている。住居部分には、リビングダイニングやキッチンを備えた空間に加え、ロフトを設けたことにより、2層のメゾネットが4層の「クアトレット」となっており、密度の高い断面を形成している。8階のリビングには円弧状の吹き抜けが設けられ、ネットを張ることでハンモックのような空間が形成されており、さらにはボルダリングで上部に登れる仕組みも設けられている。7階には個室や水回りが配置され、滑り台も用いた動線を生かした立体的な居住空間が実現されている。
当初、敷地形状に沿った多角形の外形に合わせて構造フレームを設ける計画だったが、コスト効率を考慮し、構造フレームは中央部に単純なグリッド形式を採用した。これにより、建物の外形は敷地形状に沿いつつ、内部では効率的な構造設計が可能となった。欄間庭園の奥には、このグリッドフレームに沿った窓を設け、欄間の植栽を通して室内に自然光が柔らかく差し込む「光の欄間庭園（Luce Jardin）」となっている。さらに、欄間庭園の軒裏には木材が使用され、立面図のファサードとは異なり、アイレベルから見上げた時に見えるもう1つのファサードが、建物全体に温かみを与えている。
本計画では、都心の中高層ビルとして容積率を最大限活用しながら、ポーラスなヴォリュームに植栽を植える隙間空間を創出し、広場との一体感をもたせ、都市の風景に調和し、豊かな環境を提供する新たな公共性をもつ建築を提案した。

A porous composite facility resonating with the urban park
Adjacent to Naka-Ikebukuro Park and located just a 2-minute walk from Ikebukuro Station’s East Exit, Luce Jardin is a mixed-use building integrating commercial facilities and residences. This project was developed to harmonize with the Hareza Ikebukuro mixed-use cultural and commercial facility, which opened in 2019, and the renovated Naka-Ikebukuro Park, aiming to create new appeal for the area. Naka-Ikebukuro Park transformed, changing from a sandy surface to a stone-paved plaza. It was redeveloped into a space reminiscent of a European square, functioning as a venue supporting cultural events and lively activity. Creating a sense of unity with this plaza through the facade design became a key theme in the building’s architecture.
Taking advantage of the site’s plaza-facing location and its relatively relaxed height restrictions, the floor-to-ceiling height was set at approximately 4 meters. This creates an internal space that feels expansive despite the limited site area. Furthermore, to complement the plaza’s lush green environment, the building’s exterior actively incorporates planting. Although wall greening was considered, to ensure visibility inside the tenant spaces, a “transom garden” was created by installing three-dimensional plantings in the 2.2-meter-high windows, which is the height limit for aluminum sash fire protection equipment, and in the transom area above them. This three-dimensional garden gives the building a green impression that blends in with the plaza, in contrast to the hard impression of the surrounding buildings. While the transom gardens are located in the setbacks, the lower part of the building extends to the edge of the site, creating an efficient cross-sectional shape that maximizes the leaseable area for tenants. This garden area is not only designed for the exterior appearance, but also to be enjoyed from inside the building. It functions as an attractive space, particularly on the lower floors, which are intended for cafes and other uses, and on the upper floors, where residences are located.
The front of the building prioritizes the primary tenant on the first floor, so the stairs and elevator are accessed from a side road. The tenant spaces on the first and second floors can be used independently or together, thanks to the design that includes internal stairs and a dumbwaiter. Tenants such as shops and clinics are planned for the third to sixth floors, while the seventh and eighth floors are maisonette residences. The residential sections feature living, dining, and kitchen areas. The inclusion of lofts transforms the two-story maisonettes into four-story “Quartets,” creating a densely layered cross-section. The eighth-floor living area incorporates a curved atrium. Netting creates a hammock-like space, and a bouldering feature allows access to the upper levels. The seventh floor houses private rooms and wet areas, realizing a three-dimensional living space that utilizes dynamic circulation paths, including a slide.
Initially, the plan was to establish a structural frame that matched the polygonal exterior shape, following the site’s form. However, considering cost efficiency, a simple grid system was adopted for the structural frame in the central area. This allowed the building’s exterior to follow the site’s shape while enabling an efficient internal structural design. Beyond the transom garden, windows aligned with this grid frame create the “Light Transom Garden (Luce Jardin)”, where natural light softly filters through the transom plantings into the interior. Furthermore, wood is used on the underside of the transom garden eaves. Unlike the facade visible from the elevation, this creates another facade visible when looking up from eye level, imparting warmth to the entire building.
