マレーシアの首都・クアラルンプールの中心部における、クアラルンプールの新たなランドマークとなる大型プロジェクト（2020年内に開業予定）。
〈8 Conlay〉は、56階から68階建ての3つのタワーから成り、そのうち1つにはマレーシア初で唯一の5つ星ホテルとなる〈ケンピンスキーホテル〉、他の2つのタワーには、同ホテルがサービスを提供する高級コンドミニアム（サービスアパートメント）〈YOO8 by Kempinski〉が入居する。
事業主は、マレーシアの大手投資持ち株会社KSK Group Berhadの100%子会社であるKSK Land。同グループは、東南アジア全域で損害保険事業を展開し、KSK Landを設立することによってマレーシアの不動産開発市場に参入した。
〈8 Conlay〉は、2013年に創業して以降、世界の不動産開発業界のニュー・プレイヤーとして活発な動きを見せるKSK Landの初事業であり、デザイン、匠、ライフスタイルにフォーカスしたオーダーメイドの不動産を創りあげるという会社のビジョンを反映したプロジェクトである。
〈8 Conlay〉の低層部には、4階建てのファッションモールも来年オープンする予定で、この中に入る飲食店街（Platter）に出店する事業者を、KSK Landでは自国を含む全世界の中小企業を対象に募集し、認定者を支援する「Platter Accelerator」プログラムを7月下旬より開始している（2020年8月20日掲載【TECTURE MAG】記事）。
〈8 Conlay〉プロジェクトを支えるブランドパートナーは、設計者として、アメリカ国内に複数の拠点を構えるRSP Architectsに所属する建築家のハド・ベーカー（Hud Bakar）。
空中庭園を含む造園を、タイのバンコクに本社を構えるランドスケープデザイン会社で、〈ヒルトン・パタヤ（Hilton Pattaya）〉などを手がけているTROPが担当し、同社代表のポク・コブコンサンティ（Pok Kobkongsanti）自ら、このプロジェクトの指揮を執っている。

全体のインテリアデザイン監修を、デザイナーのフィリップ・スタルク（Philippe Starck）と、大手不動産デベロッパーのジョン・ヒッチコック（John Hitchcox）が1999年に設立したスタジオ・YOOが担当。
AとB、2つのタワー棟から成るサービスアパートメント〈YOO8 by Kempinski〉の内装は、それぞれYOOと協働して、香港を拠点に活動するスティーブ・レオン（Steve Leung）がタワーAを、タワーBを、イギリスのインテリアデザイナーであるケリー・ホッペン（Kelly Hoppen MBE）が担当している。
スティーブ・レオンが内装を手がける〈YOO8タワーA〉は、〈8 Conlay〉のブランドレジデンスコレクションの第1弾。木と水をテーマにデザインされた特別な内装は、モダンなデザイン、ウェルビーイング、洗練された都市生活の要素を融合。
ケリー・ホッペンが担当する〈YOO8タワーB〉は、「スプリング」と「アーバン」という2つのデザインコンセプトで定義されている。
「スプリング」コンセプトのスイートでは、調和と静けさを演出。爽やかな自然の色調を背景に、グリーンを基調とした落ち着きのある空間は、ニュートラルで味わい深い表面の仕上げ、自然な風合いのファブリック、深みのあるパイルカーペット、乳白色のガラスなど、素材の良さを最大限に引き出しており、感覚をリフレッシュさせてくれる、田舎の隠れ家で過ごすような快適さを味わうことができる。
時代を超越したエレガンスを醸し出すコンセプト「アーバン」は、ホッペンが得意とするスタイル。直線的なミュートトーンと繰り返されるモチーフが、内なるコスモポリタンをアピールし、控えめながらもグラマラスさを醸し出す。
サービスアパートメント〈YOO8 by Kempinski〉の重要な要素である設備機器や水まわりには、ブルサップ（Bulthaup）のカスタムメイドのキッチン、ガゲナウ（Gaggenau）、Bosch（ボッシュ）の家電製品、デュラビット（Duravit）、ハンスグローエ（Hansgrohe）などの有名ブランドが採用されている。

ウェルビーイングとリラクゼーションを念頭に、ランドスケープデザインスタジオTROPがデザインした、26階のウォーターラウンジや、44階のグリーンリフュージは、バリの棚田の傾斜地に着想を得たもので、天空の公園のような多層構造の緑豊かなサンクチュアリとなっている。このユニークな空間には、宿泊者のために高台にジョギングコースや、休憩スペースなども用意されている。
26階にある豪華なプール＆スパエリアは、マレーシアの素晴らしい自然の風景からインスピレーションを得たもの。詩的な模様をモチーフに、官能的なフォルムと堅牢な天然素材を融合させ、リラックスできるプールと、見事なシティビューのオアシスを創り出している。

World's tallest spiral twin residential tower in Kuala Lumpur
A new landmark project in the heart of Kuala Lumpur, Malaysia’s capital city (scheduled to open by the end of 2020).
“8 Conlay” will consist of three towers, ranging in height from 56 to 68 floors, one of which will be occupied by the Kempinski Hotel, Malaysia’s first and only five-star hotel. “YOO8” will fill the other two towers, a luxury condominium serviced by the Kempinski hotel.
The developer is KSK Land, a wholly-owned subsidiary of KSK Group Berhad, a leading investment holding company in Malaysia.
“8 Conlay” is the first project for KSK Land, which has been an active new player in the global property development industry since its inception in 2013, and reflects the company’s vision of creating bespoke real estate with a focus on design, craftsmanship, and lifestyle.
A four-story fashion mall is scheduled to open next year in the lower part of “8 Conlay”, and the “Platter Accelerator” program, which invites small and medium-sized businesses from all over the world, including those in the country of origin, to apply to open a store in the Platter restaurant district. KSK Land started in late July.
This project has the brand partner, one of them is Hud Bakar, an architect with RSP Architects, a firm with multiple offices in the U.S. The project, including the hanging gardens, will be designed by Bangkok, Thailand-based The project is managed by TROP, a landscape design company with projects such as Hilton Pattaya, with Pok Kobkongsanti directing the project.
The overall interior design is supervised by designer Philippe Starck and YOO, a studio founded by leading real estate developer John Hitchcox in 1999.
“YOO8 by Kempinski” consists of two towers, Tower A and Tower B. Hong Kong-based Steve Leung and British interior designer Kelly Hoppen MBE were responsible for Tower A and B, respectively, as partners of YOO.
“YOO8 Tower A”, with interiors by Steve Leung, is the first of 8 Conlay’s branded residential collection. With a theme of wood and water, the extraordinary interiors designed by Steve Leung and YOO combine the best elements of modern design, wellbeing, and sophisticated urban living.
Kerry Hoppen is in charge of “YOO8 Tower B,” which is defined by two primary design concepts: “Spring” and “Urban.”
Harmony and calm come into play in the “Spring” concept suites. Featuring soothing swathes of green set against a fresh, naturally hued backdrop, these spaces make the most of neutral materials, weathered surfaces, unbleached fabrics, deep pile carpets, and milky white glass, gently bringing to mind a sense of renewal as well as long, leisurely days spent in a luxurious country hideaway.
Exuding timeless elegance, the “Urban” concept is Hoppen style. Appealing to the inner cosmopolitan, linear muted tones and repeated motifs bring on a feeling of understated glamour, resulting in chicly, done up spaces with heart.
And an essential element of the “YOO8 by Kempinski” serviced apartments are custom-made kitchens by Bulthaup, appliances by Gaggenau and Bosch, and products from well-known brands such as Duravit and Hansgrohe.
Thoughtfully designed by TROP Studio with wellbeing and relaxation in mind, a visit to the Water Lounge on the 26th floor and Green Refuge at the 44th floor will set your spirits soaring.
Malaysia’s remarkable natural landscape became the inspiration for this opulent pool and spa area on the 26th floor.
Drawing on the poetic patterning of fallen dewdrops, TROP merges beautiful shapes with robust natural materials, creating an oasis of relaxing ripple pools and stellar city views. A 25m lap pool emerges as a swimmer’s paradise while cozy.
On the 44th floor that will be taking a cue from sloping Balinese rice terraces, this leafy sanctuary was conceived as a multi-tiered park in the sky. Brimming with luscious local flora and fauna, this unique space boasts an elevated jogging path and resting nooks for guests.
