巨木の幹のようなエレベータコアで内外がつながる住処

仙台市中心部、細い私道に接する立て込んだ狭小敷地に建つ3層構造の2世帯住宅。私道に接し、間口が狭く、周りを2階建て住宅に囲まれた仙台市都市部で典型的な密集住宅地である。住宅が接近し、一般的な2階建て住宅では十分な採光や通風が見込めないことが予想された。2階屋根レベルまで上がることで、仙台の花火祭りや青葉山の稜線が見渡せる眺望が開けることが分かっていたので、3層に屋上テラスがある建物であることと、同居されるご両親の車椅子などバリアフリーへの配慮が求められた。

外観は、基壇の上に斜線制限から生まれた変形した屋根の建物が跳ね出して置かれたような、シンプルで特徴的な形をしている。跳ね出して生まれた軒先部分は駐車場になっている。
狭小地のため、1階に駐車場と両親の空間を配置すると必然的に2階に団欒のLDKが計画され、車椅子での移動にはエレベータが必要になった。
そこで2階建て＋塔屋の3層構造とし、中心に巨木の幹のようなエレベータコアを設け、巨木を中心にさまざまな場所が点在するらせん状の空間とし、エレベータでも屋上テラスまで上がれる住宅とした。断面的には、下階と上階のそれぞれの世帯の距離感を取るためにも、中間階に団欒のLDK空間を緩衝帯として配置している。

ハイサイドライトがある階段室の大きな吹き抜けや、敷地の奥にあるプライベートな光井戸を設けることで、光を下階まで届けるようにしている。前面道路を引き込みながら、駐車場、玄関、リビング、ダイニング、一番奥の光井戸が、床や天井の素材を巻き込みながら段々に連続し、道のようなパブリックな空間となっている。
特徴的な勾配天井をもつ2階の空間は、子供室、寝室、塔屋、屋上テラスが天井勾配に沿って連続し、プライベートで落ち着いた屋根裏のような空間が空に繋がる。全体がスキップ状であるが、エレベータがあることで1階寝室、2階ダイニング、屋上テラスに車椅子で行くこともできる。

圧迫感のある狭小敷地の2世帯住宅でありながら、巨木を中心に奥行きや抜けがあり、光を求めて移動することで、それぞれがさまざまな居心地のよい場所を見つけ、広がりのある住処となった。（武田幸司）

A residence where the inside and outside are connected by an elevator core like the trunk of a giant tree

A three-story, two-family house on a narrow site in the center of Sendai City, bordering a narrow private road. It is a typical dense residential area in Sendai’s urban area, with a narrow frontage on a private road and surrounded by two-story houses. We knew that a typical two-story house would not provide sufficient light and ventilation due to the places’ proximity. We knew that going up to the second-floor roof level would open up a view of the Sendai fireworks festival, and the ridgeline of Mt. Aoba was given to see.

The building’s exterior has a simple and distinctive shape, as if the building with a deformed roof, born from the slanting restrictions, was placed on the platform. The eaves of the overhanging building is a parking lot.
Because the site is small, when the parking lot and the parents’ space are located on the first floor, the LDK is planned on the second floor, and an elevator is necessary for wheelchair access.
Therefore, I designed the house as a three-story structure of two floors and a rooftop terrace, with an elevator core like a giant tree trunk in the center and a spiral space dotted with various places around the giant tree. The LDK space is located on the middle floor as a buffer zone to maintain the lower and upper floors’ distance.

A large atrium in the stairwell with high sidelights and a private light well at the back of the property allows light to reach the lower floors. Drawing in the front street, the parking lot, entrance, living room, dining room, and the light well at the far end of the house are connected in steps, wrapping around the floor and ceiling materials to create a public, street-like space.
In the second-floor space with its characteristic sloping ceiling, the children’s room, bedroom, rooftop shack, and rooftop terrace are connected along the roof’s slope, leading to a private, calm, attic-like space to the sky. The entire building is skipped, but an elevator allows wheelchair access to the first-floor bedrooms, second-floor dining room, and rooftop terrace.

Although this is a two-family house on a small, oppressive site, there is a sense of depth and openness around the huge trees, and by moving around in search of light, each of them finds various comfortable places to live, and it becomes a spacious place to live. (Koji Takeda)
