かつてフォトスタジオ＋賃貸住居だった築25年余のビル1棟を、若い夫婦と子供が暮らす住居＋オフィスに生まれ変わらせた。
既存建物は、従来の用途と敷地要因もあって、うなぎの寝床のような空間の積層体であった。そのため、建物が本来もっている高さのあるボリュームを活かせるよう、階ごとに完全に分断されていた3層の空間に連続性をもたせ、垂直方向の広がりを生み出すことを模索した。
一方、新たな住まい手が望んだライフスタイルは、「オフィスを併設した住居」ではなく、住空間の中にオフィスが隔たりなく混在していて、むしろオフィスが存在としても動線としても家の中心にあるようなものであった。
今回の改修では、躯体の断面構成にズレを生じさせ余白を生むことで、そこから光や視線が抜け、行き来ができ、建物全体がひとつながりの立体的な空間として一筆書きの動線を描くような構成を意図した。
もともとフォトスタジオで天井の高い1階は、エントランスを道路からセットバックさせ、多目的に使える、ゆったりとしたアプローチ空間を生み出すと同時に、その直上の2階床を1m近く下げる操作を行った。これにより一部の2階床と、配管・断熱などの観点から既存FLより嵩上げされた1階の床がぐっと近づき、スキップフロアの中2階が新たに生まれた。
床を下げたことで天井や窓が高くなり開放的で自然光に溢れ居心地のよい中2階には、昼間の滞在時間が長いオフィスとしての機能があてがわれている。上下階をつなぐ踊り場として生活動線の中心にあり、建物全体や家族の様子を感じ取れるコックピットのような居場所になっている。自然光を1階へ導く吹き抜けを取り囲むように、暮らしと仕事の時間が交錯する空間となっている。
外廊下にあった2階から3階への既存階段は、壁を取り払って部屋と一体化させ、梁間のデッドスペースや殺伐とした既存壁面を覆うように大きな本棚を設えた。仕事の本から趣味の本まで並び、カーペット貼りの踏板はそのまま座って読める家族の図書スペースになっている。
外観はかつてのフォトスタジオの面影を残しつつ、住宅らし過ぎないビルディングらしい佇まいを目指した。
ネオンサインを含め凹凸した装飾的要素を纏ったファサードは、エキスパンドメタルの新しい表皮でくるむことで、シンプルな表層を獲得すると同時にその内面に建物の歴史を物語る要素が垣間見える面持ちになるよう意図している。
商業的な様相を醸し出していたフォトスタジオのネオンサインも、新たなビルの名前になってそこに存在し続ける。昼間は存在感を消しているが、点灯するとエキスパンドメタル越しに光ってぼんやりと浮かび上がり、また違った表情を与えてくれる。（桶川容子）
Building renovation where offices and residences are continuous like a single stroke
A 25-year-old building once a photo studio and rental residence was transformed into a residence and office for a young couple and their children.
The existing building was a stacked pile of spaces that resembled a bed of eels due in part to the building’s previous use and site factors. Therefore, to take advantage of the building’s inherently high volume, we sought to create continuity among the three layers of space, which had been completely divided by floor, and to create a vertical expanse.
On the other hand, the lifestyle desired by the new residents was not a “residence with an office,” but rather an office mixed in with the living space, with the office at the center of the house in terms of both presence and flow lines.
In this renovation, we intended to create a gap in the cross-sectional structure of the building frame to allow light and sight lines to pass through the gap, and to allow traffic to come and go, so that the entire building would be a single three-dimensional space with a single flow line.
On the first floor, originally a photo studio with a high ceiling, the entrance was set back from the street to create a multi-purpose, spacious approach space. At the same time, the second floor directly above it was lowered nearly one meter. This brought some of the second-floor floors much closer to the first floor, which was raised above the existing FL in terms of plumbing and insulation, creating a new skip-floor mezzanine.
The lowered floor has raised ceilings and windows, making the mezzanine floor open, full of natural light, and comfortable, and it functions as an office where people spend a lot of time during the day. As a landing connecting the upper and lower floors, the mezzanine is located at the center of the living line and is a cockpit-like place where one can sense the entire building and the family. Surrounded by a stairwell that brings natural light to the first floor, it is a space where life and work intersect.
The existing staircase from the second to the third floor, which was located in the outer corridor, was integrated into the room by removing a wall, and a large bookshelf was installed to cover the dead space between the beams and the existing wall. The carpeted treads are a family library space where they can sit and read.
On the exterior, we aimed for a building-like appearance that is not overly residential while retaining the appearance of a former photo studio.
The facade, covered with decorative elements, including a neon sign, is wrapped in a new skin of expanded metal to achieve a simple surface while simultaneously revealing glimpses of the building’s history.
The neon sign of the photo studio, which had a commercial aspect, will continue to exist as the name of the new building. During the daytime, the sign’s presence is muted, but when lit, it shines through the expanded metal and emerges dimly, giving the building a different look. (Yoko Okegawa)
