上空に首都高速道路が走る幹線道路と植物が生い茂る緑道に挟まれた街区に位置する、飲食店と事務所の複合ビルである。
地下鉄京王新線初台駅の出口に隣接した敷地は間口4.5ｍ×奥行き16.5m。間口に対して奥行きが深く、建設工事がとても難しい狭小地である。計画当初より杭工事や鉄骨建て方工事のシミュレーションを行い、建物間口に対する構造的な建物高さの指標となる搭乗比を勘案したうえで、最終的に地下1階地上7階建て、鉄骨造の構造フレームが採用された。
建物が位置する初台駅の南口は、文化・ビジネス拠点である東京オペラシティや新国立劇場が建つ都市的な東口とは対照的に、小さな商店や住居が建ち並ぶエリアである。すぐそばには玉川上水を暗渠化した初台緑道があり、都心でありながらどこかのんびりとした街の雰囲気が感じられる場所である。一方で、街並みとしては無個性でとりとめのない風景が広がっている。
〈LANDMARK -TA初台ビル-〉の計画にあたって私たちが目標としたのは、こうした環境の中で街を行く人々の道標となるような建築である。建物は敷地奥側にフレキシブルで整形なテナントスペース、前面道路側に避難上必要な屋外の非常階段と避難バルコニーという一般的な計画のセオリーとは逆の構成をしている。これは間口が狭く奥行きが深い敷地に対し、最大限効率よくテナントスペースを確保するための苦肉の策であるが、結果的にビルの裏方とも言える非常階段と避難バルコニーが建物のファサードとなってしまう。そうした状況に対し、ここではネガティブな要素を「立体的な屋外空間」としてポジティブに再定義し、奥行きのあるファサードへと転換することを試みた。
アルミアングル型材による縦格子は、長さや取付け高さに規則性のないランダムなリズムにより生命力あふれる多種多様な植物と呼応し、見る角度や天候によってさまざまな表情を見せる。建築と植物が融合したファサードをもつこの建築が、このエリアを語る上で欠かすことのできない「緑のランドマーク」として長く愛されることを願っている。

A complex building where the backstage functions become the face
This complex building, housing restaurants and offices, is located on a block sandwiched between a major arterial road and the Metropolitan Expressway, which runs overhead, and a lush greenbelt.
The site, adjacent to the exit of Hatsudai Station on the Keio New Line subway, measures 4.5m in frontage by 16.5m in depth. Its deep depth relative to its narrow frontage made it extremely challenging to construct on. From the initial planning stage, simulations were conducted for pile work and steel frame erection. Considering the floor area ratio (FAR) as an indicator of the structural building height relative to the frontage, the final design adopted a steel-framed structure with one basement level and seven above-ground floors.
The south exit of Hatsudai Station, where the building is located, contrasts sharply with the urban east exit, which features cultural and business hubs like Tokyo Opera City and the New National Theatre. Instead, it’s an area lined with small shops and residences. Adjacent is the Hatsudai Greenway, created by covering the Tamagawa Josui canal, offering a surprisingly relaxed atmosphere despite its central location. However, the streetscape itself is rather bland and disjointed.
For the LANDMARK -TA Hatsudai Building project, our goal was to create architecture that serves as a landmark for people navigating this environment. The building’s composition reverses conventional planning theory: flexible, well-proportioned tenant spaces are positioned toward the rear of the site. At the same time, the outdoor emergency staircase and safety evacuation balconies are located along the front road. This was a necessary compromise to maximize tenant space efficiency on the narrow, deep site. Consequently, the emergency staircase and evacuation balcony—typically considered the building’s backstage elements—become its facade. We sought to positively redefine these harmful elements as a “three-dimensional outdoor space,” transforming them into a facade with depth.
The vertical grilles made of aluminum angle profiles, with their irregular rhythm of varying lengths and mounting heights, resonate with the vibrant, diverse plants. They reveal different expressions depending on the viewing angle and weather conditions. We hope this building, with its facade where architecture and plants merge, will be cherished for a long time as an indispensable “green landmark” defining this area.
