神奈川県逗子市の谷戶（山に囲まれた谷状の地形）を見渡す崖の上に立つ住宅。クライアントは夫婦と子供2人の4人家族である。
大きな敷地内には10m以上の高低差があり、アプローチの道路から約8m登ったところに建物の建つ平地があり、そこからは谷戶に広がる住宅街が一望できる。クライアントからの要望は、その眺望を活かした家にして欲しいということであった。建築行為自体が困難な高低差のある土地で、周囲の崖により敷地内は一部レッドゾーンと急傾斜地崩壊危険区域内となっており、構造、法規、施工などさまざまなことを総合的に検討する必要があったため、この場所に建築を建てるということ自体が挑戦的なプロジェクトとな った。
敷地内に唯一存在する平地は建物を建てやすいが、3方を崖に囲まれているため眺望が制限されていた。そこで、より良い眺望を獲得するために崖から東側に向けキャンチレバーで突き出し、平地の南側の崖をかわすことで南側の眺望も得ることができた。さらに、建物の配置を東側に移動することで、レッドゾーンと急傾斜地崩壊危険区域を避けることができた。建物を取り囲む崖からの安全性とキャンチレバーの構造や施工性も考慮し、建築は単純な箱型のRC造の平屋建てとした。
キャンチレバー部分は高さ2m大きな開口部を設け、躯体のボリュームを減らすことで重量を軽くし、窓下の腰壁部分を高さ1.8m×幅30cmの梁としてキャンチレバー部分を支えている。地盤調査の結果、地質は泥岩で地耐力はとても高かったため、基礎は直接基礎としている。
自然豊かで開放的ではあるが、敷地内の高低差や崖に関する条例などから、⻑らく建築が建つことがなく売れ残っていた土地。それでも敷地の魅力に惹かれ、この場所で生活したいと願うクライアントのために建築を実現した。この場所が、クライアント家族にとってかけがえのない場所になることを願っている。

This residence stands on a cliff overlooking the “yato” (a valley-like terrain surrounded by mountains) in Zushi City, Kanagawa Prefecture. The clients are a family of four: a couple and their two children.
The large lot has an elevation difference of more than 10 meters; the flat area where the building stands is located about 8 meters above the access road, offering a panoramic view of the residential neighborhood spreading out across the yato. The clients requested a home that would make the most of this view. Building on a site with such significant elevation changes was inherently difficult. Furthermore, due to the surrounding cliffs, parts of the lot fell within a “red zone” and an area at risk of landslides on steep slopes. This required a comprehensive review of structural considerations, regulations, and construction methods, making the very act of building on this site a challenging project in itself.
The only flat area on the site was suitable for construction, but the view was restricted because it was surrounded on three sides by cliffs. To secure a better view, the building was designed to cantilever out from the cliff toward the east, thereby avoiding the cliff on the south side of the flat area and allowing for a view to the south as well. Furthermore, by shifting the building’s placement to the east, we were able to avoid the “Red Zone” and the steep slope landslide hazard area. Taking into account safety from the cliffs surrounding the building, as well as the structural and construction feasibility of the cantilever, the building was designed as a simple, single-story, box-shaped reinforced concrete structure.
The cantilever section features a large 2-meter-high opening; by reducing the structure’s volume, the weight was minimized, and the parapet wall below the window—1.8 meters high by 30 centimeters wide—serves as a beam to support the cantilever section. Based on the geotechnical survey results, which showed that the soil consisted of mudstone with very high bearing capacity, a direct foundation was adopted.
Although rich in natural beauty and offering an open atmosphere, this lot had remained unsold for a long time due to the site’s elevation differences and local ordinances regarding the cliff. Nevertheless, we realized this project for the client, who was drawn to the site’s charm and wished to live here. We hope this place will become an irreplaceable home for the client’s family.
