1階と地下に飲食店舗、上階を6戸の賃貸住戸で構成する都心の集合住宅。駅近の狭小な敷地条件において、「奥」や「間」を創出すべく、路地や空地を建築内部に組み込み、商・住が共存する豊かな都市型住空間の実現を目指した。
敷地は大通りから1本中に入った通りにあり、集合住宅、事務所、飲食店舗などが混在しているが、落ち着いた雰囲気もある場所である。その空気感に寄り沿うように、店舗は「大・小」、住戸も「20・35・75㎡」と特徴をもたせ、属性の違う「商い」や「人」が自然と集まるよう意図した。
敷地は奥に深いため、前面道路側に緑の豊かな北側と南側のヴォリュームに分割した。中央の空地により住戸間界壁をなくすことができ、採光・通風の確保とともに相互に独立性の高い構成を実現している。最上階のメゾネットでは、南北をつなげて1階同様、路地的な性質をもった住戸となっており、南側突端には抜けとなるバルコニーを設けて居間を拡張している。隣家との僅かな離れの中にも、光や景色を十分に取り込むため、腰高の低い窓を多く採用し、明るく開放的な室内とした。
また、ファサードのずれを伴う開口部は、狭い間口の中で避難計画を成立させつつ、内外の見え方に変化を与えている。1階のピロティでは、四隅が開く構造壁の配置とし、路地「奥」に垣間見える店の情景と、来客や住人が行き交う「間」が重なり、互いに気配を感じる場所を思い描いた。建築と一体とした円形の照明は街灯のような役割となり、「街角」を想起させる街とつながる空間とした。(辻 昌志)
A tenant and housing complex on a street corner that embraces a variety of attributes
This is a residential complex in the city center consisting of a restaurant on the first floor and basement and six rental units on the upper floors. On a narrow site near a train station, we incorporated alleys and vacant lots into the interior of the building to create “depth” and “space” in order to realize a rich urban living space where commerce and housing coexist.
The site is located on a street one street away from the main street, and although there is a mix of housing complexes, offices, restaurants, and stores, there is also a calm atmosphere. In order to match this atmosphere, we intended to create a natural gathering place for different types of businesses and people, with stores of different sizes and residential units of different sizes (20, 35, and 75 ㎡).
Since the site is deep, it was divided into two volumes, one on the north side and the other on the south side, both of which are surrounded by lush greenery on the front roadside. The vacant lot in the center eliminates the boundary wall between the units, ensuring light and ventilation as well as a high degree of mutual independence. The maisonette on the top floor is connected to the north and south sides of the building and, like the first floor, has an alley-like character, with a balcony at the south end to extend the living space. In order to bring in sufficient light and views even in the slight separation from the neighboring houses, many low-hung windows were adopted to create a bright and open interior.
In the pilotis on the first floor, the structural walls are open at the four corners, and the glimpse of the store at the “back” of the alley overlaps with the “room” where visitors and residents come and go, creating a place where one can feel the presence of each other. Circular lighting is an integral part of the architecture. The circular lighting integrated with the architecture acts as a street lamp, creating a space connected to the city, reminiscent of a “street corner. (Masashi Tsuji)
