アメリカ・ミズーリ州セントルイスの歴史的地区ザ・ヒルに建つ〈ブラウン＆クロッペン キングスヒル本社（Brown and Crouppen King’s Hill Headquarters）〉は、1910年竣工のストーブ工場を、法律事務所のための現代的オフィスへと再生したコンバージョンプロジェクトです。

建築デザイン、エンジニアリング、プランニングを手掛けるグローバル企業 HOKが設計しました。

歴史的工場を再生した法律事務所の新本社

HOKは、セントルイスの歴史的地区「ザ・ヒル」にブラウン＆クロッペンの新本社を設計した。本プロジェクトは、1910年に建てられたマジックシェフのストーブ工場を、ミズーリ州最大の傷害専門法律事務所のための現代的なオフィス空間へと変貌させたものである。

サードマン・デベロップメント（Third Man Development）との協働で完成したこのリユースプロジェクトは、歴史的建造物に新たな命を吹き込みながら、現代の職場ニーズにも応える計画となっている。

未活用建築が抱える改修課題

約50年間未活用であった建物には複数の課題が存在していた。隣接する連結構造物を焼失させた火災を免れてはいたものの、歴史的特徴を保持しながら現代のオフィス基準を満たすためには大規模な改修が必要であった。さらに駐車場が存在しておらず、150台分の駐車スペースを確保するため、建物の一部を解体する必要もあった。

パンデミック期を経た、ハイブリッド時代に応えるワークスペース像

ブラウン＆クロッペンは、パンデミック下での長期的なリモートワークを経て、従業員をオフィスへ呼び戻す魅力的なワークスペースを求めていた。新たな環境には、在宅勤務の快適性と競合しながら、同社のハイブリッド勤務モデルを支える機能が求められていたのである。

ロフト空間が生む創造性と協働

ダイナミックなロフト風の環境は、従来の形式張った法律事務所の空間とは一線を画すものである。HOKのデザインは五感を刺激し、創造性と協働を促進する空間を創出している。専用オフィスとフレキシブルな立座式ワークステーションを組み合わせることで、日々変動する利用人数にも対応可能な設計となっている。

既存構造の保存と産業的意匠の継承

設計では、構造用の木製床材や屋根デッキなど、建物が本来備えていた特徴の多くを保持している。これらの要素は清掃したうえで自然な仕上げのまま残され、空間に温かな輝きをもたらしている。さらに、むき出しのレンガ壁と木製柱が構造物の工業的特徴を一層際立たせている。

建物から発見した銅材の創造的再利用

資材の創造的再利用の一環として、設計チームは建物内で発見した約457mの固体銅棒を転用した。これらはもともと製造設備の動力供給に用いられていたものであるが、洗浄・切断の工程を経て、壁面クラッディング、エントランスサイン、さらには記念的階段の手すり子として新たなデザインに組み込まれている。

温かみある素材パレットの導入

工業的審美性と現代の従業員ニーズを調和させるため、HOKはニュートラルで温かみのある素材パレットを導入した。これには特注のグラフィック壁装材、床面における打ち放しコンクリートとテクスチャードカーペットの組み合わせ、そして戦略的に配置された吸音壁材が含まれている。

遊び心を取り込んだ会議空間と中庭

ヴィンテージのエアストリームトレーラーを会議室へと改造したデザインは、オフィス空間に遊び心をもたらしている。別の会議室では、椅子の代わりにエクササイズバイクを採用している点も特徴的である。受付エリアから望むことができる3,000平方フィートの中庭は、仕事と休息の双方に資する魅力的な屋外空間として計画されており、ミニゴルフ場も併設されている。

業務機能を支えるフォーマル空間

より伝統的なオフィス機能として、HOKはハイテク会議スペースと自然光が差し込む証言室を設計した。これらはブラウン＆クロッペン社の業務の厳粛性を反映しつつ、クライアント向けのホスピタリティ要素も統合している。加えて、オフィス内には研修施設、プライベートミーティングエリア、図書館兼ワークスペースとして機能する中2階が設けられている。

コミュニティを育む共用ハブ

中央に配置されたタウンホールスペースは、新たに統合された内部階段を挟み込みながら、コラボレーションとコミュニティ形成の拠点として機能する。そのほかの設備として、シャワーとロッカールームを備えたフィットネスセンター、イベントスペース、録音スタジオなどが整備されている。

地域再生の象徴となる「キングスヒル」

ザ・ヒルへの移転により、ブラウン＆クロッペンはセントルイスへの長年のコミットメントを維持しつつ、歴史と地域施設に恵まれたエリアへと拠点を移した。改修された建物は現在「キングスヒル」と呼ばれ、この地区再生の象徴的存在となっている。

Brown and Crouppen King’s Hill Headquarters
St. Louis, Missouri

HOK designed Brown & Crouppen’s new headquarters on The Hill, a historic St. Louis neighborhood. The project transformed a 1910 Magic Chef stove factory into a modern office space for Missouri’s largest injury law firm. Completed in collaboration with Third Man Development, the adaptive use project breathes new life into this historic structure while meeting contemporary workplace needs.

The building, which had sat underutilized for nearly 50 years, presented several challenges. It had survived a fire that destroyed an adjacent connected structure and needed extensive updates to meet modern office standards while preserving its historic character. Another challenge was that the building had no parking, and part had to be demolished to make room for 150 parking spots.

Brown & Crouppen wanted a workspace that would entice its employees back to the office after extended remote work during the pandemic. The new environment needed to compete with the comforts of working from home while supporting the firm’s hybrid work model.

The dynamic, loft-inspired environment departs from traditional formal legal offices. HOK’s design creates spaces that engage the senses and promote creativity and collaboration. With a blend of dedicated offices and flexible sit-stand workstations, the design accommodates varying occupancy levels on any given day.

The design retains many original features of the building, including the tongue and groove structural wood floors and roof decking. These elements were cleaned and left naturally finished, lending a warm glow to the space. Exposed brick walls and wood columns further preserve the structure’s industrial character.

In a creative reuse of materials, the team repurposed nearly 1,500 feet of solid copper bars found in the building. Originally used to power manufacturing equipment, these bars were cleaned, cut and incorporated into the new design as wall cladding, entry signage and pickets for a monumental staircase.

To balance the industrial aesthetic with the needs of today’s employees, HOK introduced a neutral, warm material palette. This includes custom graphic wallcoverings, a mix of exposed concrete and textural patterned carpet on the floors, and strategically placed acoustic wall coverings.

The design converted a vintage Airstream trailer into a conference room, adding a whimsical touch to the office. Another conference room uses exercise bikes for chairs. A 3,000-sq.-ft. courtyard, visible from the reception area, provides an inviting outdoor space for work and relaxation. The space also includes mini-golf greens.

For more traditional office functions, HOK designed high-tech conference spaces and daylit deposition rooms that reflect the seriousness of Brown & Crouppen’s work while integrating hospitality elements for clients. The office includes a training facility, private meeting areas and a mezzanine that serves as a library and workspace.

A central town hall space flanks a newly integrated internal stair, serving as a hub for collaboration and community. Other amenities include a fitness center with showers and locker rooms, an event space and a recording studio.

By relocating to The Hill, Brown & Crouppen maintained its long-time commitment to St. Louis while moving to an area rich in history and local amenities. The renovated building, now called King’s Hill, is a beacon of renewal for the neighborhood.
