都心の路地に建つ築25年が経過した小さな建売住宅の改修である。計画建物前の路地は袋小路状になっており、格子窓で覆われた近隣7軒がぐるりと囲う。
計画は、建主の将来を見据えて2階にあった居間・食堂・水廻りなどの生活上主要な機能を1階へ移すこと、袋小路を近隣の皆と楽しむ小さな庭として捉え直すことからスタートした。また使われていなかった駐車場は土間空間として内部化し、新しい生活スペースと小さな庭となる袋小路とを緩く繋げつつ、近所の仲間や友人が靴を脱がずに気軽に立ち寄れるような緩く開かれる場所、袋小路のホワイエとすることを考えた。
同時に、家族構成の変化に合わせ各階の不要な床や壁を取り払い、木架構を現わし、土間上部はガラス床とし、柱と同サイズの筋かいで開放的に耐震補強を行っている。密集市街地では光の届きにくい1階へも、ホワイエやガラス床、開放された架構を通し陽光を溜め、階ごとに分断されていた家全体へも光や風が通っていく。他階にいる家族が互いに気配を感じながら、この住宅が本来もつ大きな気積を体感できるようにした。
路地の暗がりの中、建主と隣人たちとがホワイエに届く陽光、団欒や戯れる子供たちの姿をともに楽しめる関係をつくる、そんな袋小路のリノベーションになればと考えている。（川口琢磨）
Renovation of a built-for-sale house with abundance where light, wind and people gather
This project is the renovation of a 25-year-old small built-for-sale housing in an alley in the city center. The path in front of the building is like a cul-de-sac and is surrounded by seven neighboring houses covered with lattice windows.
With an eye on the future of the owner of the house, we started the project by moving the main functions of the house from the second floor to the first floor, such as the living room, dining room, and water area, and reconsidering the alley as a small garden to enjoy with the neighbors. In addition, the unused parking lot was internalized as an earthen space to loosely connect the new living space with the small garden on the cul-de-sac and create a foyer on the cul-de-sac, a loosely open place where friends and neighbors can casually drop by without taking off their shoes.
At the same time, in response to changes in the family structure, unnecessary floors and walls on each floor were removed to reveal the wooden structure, and the upper part of the earthen floor was reinforced with a glass floor and the same size reinforcing bars as the columns. Even on the first floor, which is difficult to reach in a dense urban area, sunlight accumulates through the foyer, glass floor, and open structure, allowing light and wind to flow through the entire house, which had been divided by floor. Families on other floors can feel each other’s presence and experience the large volume of air that this house inherently contains.
In the darkness of the alley, we hope to create a relationship between the owner and the neighbors, where they can enjoy the sunlight reaching the foyer and the sight of children enjoying themselves and playing together. (Takuma Kawaguchi)
