大阪の事務所ビルを、簡易宿所に改修した。
大阪の町並みは、豊臣秀吉が区画割りをし、町と筋をつくったため、「うなぎの寝床」と呼ばれる間口が狭く、奥行きの長い敷地いっぱいに建てられた建物が多い。
そんな中、「うなぎの寝床」のような築40年程度の事務所ビルを簡易宿所に用途変更と改修する工事を担当した。
大阪は2020年の東京オリンピックや2025年に予定されている万博開催を見込み、特区民泊や簡易宿所の開設を積極的に行っている。
全体プランは、もともと中央にあった階段、エレベーターなどの縦動線を利用するため、中央に共用部を配置し、両端に個室群を配置することで、無駄のないプランとした。
個室は大阪の簡易宿所の条例に準じた範囲で、単純なカプセルホテルにならないよう、3タイプ5種類を用意した。どのタイプの部屋も簡易宿所としては大きな個室として、プライバシーを大事にし、特注のロールカーテンで音や光を遮り、プライベート空間とした。
ホテル程度の居心地の良さと少し広がりのある感覚を持つことができると同時に、簡易宿所の共同トイレやシャワー室の経済性を兼ね備えられるような建物とした。（安田智紀）
Renovation to a simple lodging facility with ample private space
We renovated an office building in Osaka into a Simple lodging.
The streets of Osaka were divided into sections by Toyotomi Hideyoshi, who created the town and its streets, and many of the buildings were built on sites with a narrow frontage and long depth, known as “eel beds.”
In such a situation, I was in charge of the renovation and change of a 40-year-old office building from an “eel bed” to a Simple lodging.
In anticipation of the 2020 Olympics in Tokyo and the 2025 World Exposition, Osaka is actively promoting the establishment of private accommodation in “Special Zone Minpaku (National Strategic Special Zone Foreigner Stay Facility Management Business)” and “Simple lodging.”
To use the stairs and lifts in the center of the building, we placed the common areas in the center and the private rooms at both ends.
The private rooms were prepared by Osaka’s regulations on Simple lodging and were of three types and five types to become a simple capsule hotel. Each room is a large private room with a custom-made roll curtain to block sound and light, making it a private space.
The building is designed to offer the comfort and spaciousness of a hotel, but with the economy of a communal toilet and shower room. (Tomoki Yasuda)
