奈良市にある大正時代に建てられた住宅のリノベーション。
建物は主に借家として用いられ、何度かの増改築を経て空き家になり放置されていた。雨漏りや蟻害によって柱・梁や土壁が深刻な被害を受けており、庭に増築された水回りと伸び放題の樹木によって鬱蒼とした状況であった。建て替えも検討したが、3面道路後退の影響で同規模の建物が建たないことや、施主が町家に住みたいという強い希望をもっていたことからリノベーションを選択した。
しかし土壁を耐震補強し、伝統構法で修復するためには新築を超える時間や費用が必要である。また家全体を断熱補強・高気密化すると屋内と屋外が緩やかに繋がった町家らしい雰囲気も壊れてしまう。そのためコンパクトな居間を家の中心に据えて現代的な工法で耐震補強・断熱補強を行い、その周りを玄関・収納・ガレージ・縁側・トイレ・書庫・階段からなる半屋外の「透き間」で囲んだ入れ子状の間取りとすることで、コストを抑えつつ、屋内・半屋内・屋外の3つの領域が重なり響きあうような、町家の雰囲気を引き継いだ住まいを設計した。（山本嘉寛）
A renovation of a machiya that retains the atmosphere with a nested plan
This is a renovation of a 90-year-old house in Nara city for a young family. The house was once used for rent, had several renovations and additions, and was abandoned several years ago. The columns, beams, and earth walls were in serious condition with leaks and termite damage. To restore the house using traditional construction methods would require a long construction period and huge costs. Also, in order to insulate and airtight the entire house, the smooth connection between inside and outside must be cut off, which is unique to traditional Japanese houses.
Therefore, we retrofitted and insulated only the central part of the house using modern construction methods and surrounded it with a buffer zone called Sukima. The Sukima includes the entrance, storage, garage, toilet, library, and stairs, which support the functional part of the house. The nested plan makes the house both functional and continuous inside and out. (Yoshihiro Yamamoto)
