三井不動産グループが多種多様な暮らしのあり方を提案する”n’estate”の拠点として、京都嵐山に半世紀以上前に建てられた古民家を1棟貸しの民泊とカフェにリノベーションするプロジェクトである。時代や住まい手の変化への対応で何度も改装が重ねられ、地層のようになった壁床天井を剥がしながら間取りを整えた。
民泊とカフェの事業主体が異なることから内部での行き来はできない構成となっているが、両エリアの気配を感じさせる内部の開口やマテリアルのトーンを揃えることで一体的な施設として設計をしている。民泊の3つの宿泊室はキーカラーを定め、それぞれの部屋の形状や環境に合わせてトーンを変えることで、共通の素材を使用しながらもそれぞれの部屋の特徴を引き立てている。浴室に計画したサウナは茶室の炉のようにストーブを囲む構成とし、京都の文化との接点をもたせた。カフェは人通りの多い前面道路から手入れが行き届いた立派な庭へ通り抜けるように動線を計画した。庭に面した縁側はタイルで仕上げ直し、ディスプレイや補助的な客席、イベント時のステージなど多目的な使い方ができる余地を残した。縁側のカフェと民泊の境界に設けた開口は両エリアの視線の抜けと広がりを確保し、民泊とカフェの分断を和らげている。
立派な古民家の佇まいを尊重し既存部分を再利用しながら、現代的な用途を歴史ある地域の空気感と共に再構築した。

A Lodge and Café that Preserves the Spirit of an Old Kyoto House
As a new hub for n’estate—a concept introduced by the Mitsui Fudosan Group to support diverse ways of living—this project transforms a traditional house built more than half a century ago in Kyoto’s Arashiyama district into a private whole-house rental lodge and a café.
Over time, the house had been renovated repeatedly in response to changing eras and residents. In this renewal, we carefully peeled back the accumulated layers of walls, floors, and ceilings—like geological strata—and reconfigured the plan. Although the lodge and café are operated by separate entities and are not connected internally, the design brings them together as a single, coherent place through carefully positioned openings that suggest one another’s presence, along with a unified tonal palette of materials.
The lodge comprises three guest rooms, each defined by a key color whose tone is tuned to the room’s shape and surrounding conditions. By working with a shared set of materials while adjusting their expression, each room maintains its own distinct character. In the bathroom, the sauna is conceived as a cultural homage: seating surrounds the stove in a composition reminiscent of the hearth in a traditional tea room.
For the café, the spatial sequence guides visitors from the busy street frontage through the interior and onward to the beautifully maintained garden beyond. The garden-facing engawa (veranda) was refinished in tile and left intentionally flexible—accommodating displays, additional seating, or even an event stage. An opening set at the boundary between the engawa café and the lodge preserves visual continuity and a sense of breadth, softening the separation between the two programs.
By respecting the dignified presence of the old house and reusing existing elements wherever possible, the project reconstructs contemporary functions while keeping faith with the atmosphere of this historic neighborhood.
