私が20年ほど前に設計した住宅のオーナーから「隣の土地が手に入ったので、娘一家のために家を建てたい」という依頼が来た。敷地サイズは奥行きが同じで間口はほぼ半分である。そこで、2棟が親子の関係になるような建物を建てることを考えた。
敷地は閑静な高級住宅街にあり、北側の道路から2mほど上がっている。間口が5mほど・奥行き17m、プランとしてはかなり難易度の高い条件であった。この敷地条件から当初、南と北側を全開口したチューブのような構造を考えた。これを可能にするために、計画当初は柱と梁を幅60cm・厚み30cmの構造フレームを4本並べた薄肉ラーメン構造で架構することにした。しかし、短辺方向の構造壁を適宜バランスよく配置することにより、壁式構造で成立させることができた。
また、建物の間口を広くする目的で、2棟の間のほぼ敷地境界線上に寄せて建てた。その結果、建物の間口を50cm広くすることができた。そのほかにも、室内に階段とエレベータを設けるとプラン的に要求された部屋が確保できないため、階段を外階段とし、建築面積から除外してコンパクトなホーム用エレベータのみで非常時以外は移動するという、かなり思い切った手法を採っている。これにより、広々とした空間を確保することができた。
また、敷地の高低差を利用して地下に車庫を設け、その横に玄関アプローチを設けている。しかし、この狭い間口に大型のSUVを納める車庫は難易度の高い条件であった。
これらの難題をクリアし、このプロジェクトを完成することができた。（藤吉秀樹）
A house that secures a spacious living room with a wall-type structure and outer stairs
The house owner I designed about 20 years ago asked me to build a house for his daughter and her family since he had acquired the land next door. The lot size is the same in-depth, and the frontage is almost half. The idea was to build a building where the two buildings would have a parent-child relationship.
The site is located in a quiet, upscale residential area, about 2 meters up from the road on the north side. With a frontage of about 5 meters and a depth of 17 meters, the site was quite difficult to plan for. Because of this site condition, we initially thought of a tube-like structure with full openings on the south and north sides. In order to make this possible, it was initially decided to use a thin-walled Rahmen structure with four structural frames of 60cm wide and 30cm thick for the columns and beams. However, by arranging the structural walls in the short side direction in a well-balanced manner, we could make it possible to use a wall-type structure.
In order to widen the frontage of the building, it was built almost on the site boundary line between the two buildings. As a result, we were able to widen the frontage of the building by 50cm. In addition to this, the staircase and elevator were installed inside the building, which would not allow for the room required by the plan, so the staircase was made into an external staircase, which was excluded from the building area, and only the compact home elevator was used for transportation except in emergencies. This made it possible to secure a spacious space.
In addition, taking advantage of the elevation of the site, a garage was built in the basement, and the entrance approach was built beside it. However, a garage that could accommodate a large SUV in this narrow frontage was a highly challenging condition.
