築40年の中古マンションのリノベーション計画。
マンションという限られた面積と開口による採光であるが、ただ内部を更新するだけではなく、周辺環境や建物のつくりをしっかりと読み解き適切な計画をすれば、地盤に建つ建物同様に住環境を向上させ、さらには建物全体の価値を向上させることができると考えた。
マンションの専有部は個人の財産であるが、同時に共有財産でもあることを意識した。フルリノベーションは実はマンションにとって負担の大きい工事といえる。特に、共有部のインフラへの負担を最小限にするため、水回りの移動を制約条件としている。部屋全体を床先行の施工として、将来の可変性を残したうえで、部屋を「大きな家具」として軽やかに配置することで、緩やかに部屋全体がつながり、外部の環境を均質的に取り入れることができるような計画としている。
結果として北向きの部屋であるが、3面採光というメリットを生かすことで、ワンルームのように風と光が全体に届く空間を実現することができた。
室内は「狭い」を効果的に活用することで、施主が希望した「食事中心の生活」のための4ｍの大きなダイニングテーブルを象徴的に計画している。さらに、寝室兼ロフトをLDKに併設することで、主要な活動の面積であるLDKをよりゆとりのある空間に設えている。
このLDKに接した寝室という間取りは、時代によって変化したライフスタイルの産物ではないかと考える。
さらには、玄関と廊下を一体化した玄関室は、その後に来たる「コロナ禍」と「リモートワーク」に図らずも活躍する部屋となった。
内装建材はプラスターボードなどの新建材は用いずに、とても身近に手に入る木材やセメント建材を中心にデザインしている。リノベーションは新築住宅などとは異なり、コストを抑えること自体が与条件になる率が高くなる傾向にある。コストを抑えつつも、既視感や安っぽさを感じない「身近に手に入ることができそうだが、半歩先のリノベーションデザイン」を目指した。
リノベーションはこの10年で飛躍的に認知され、次の時代の住宅スタンダードとなる。そうなるとリノベーションは消費の渦に飲み込まれていく可能性が高くなるが、住まい手のわずかな「自分らしさ」が日本の住環境を少しだけよくしていくと考えている。
専有部という限られた敷地であるが、考え方と設計手法で永く続く住まいになることを意識した。（天野慎太郎）
Renovated condominium where living rooms are arranged like furniture and are well-lit
Renovation project for a 40-year-old used condominium.
Although the condominium has a limited area and lighting through openings, we thought that not only renewing the interior but also carefully reading the surrounding environment and the building’s structure and planning appropriately would improve the living environment as well as the value of the building as a whole, just as a building built on the ground would do.
We were aware that the exclusive areas of a condominium are personal property, but at the same time, they are also common property.
A full renovation is a burdensome undertaking for condominiums.
In particular, in order to minimize the burden on the infrastructure of the common areas, we set a constraint to move the water system. The entire room is planned as a floor-first construction, leaving room for future variability. The rooms are lightly arranged as “large furniture” so the entire room can be loosely connected and homogeneously incorporate the outside environment.
As a result, although the room faces north, by taking advantage of the lighting on three sides, we were able to create a space where wind and light reach the entire space as if it were a single room.
By effectively utilizing the “narrowness” of the interior, a large 4-meter dining table was symbolically planned for the “meal-centered lifestyle” desired by the client. Furthermore, by attaching a bedroom and loft to the LDK, the LDK, which is the main area for activities, is made more spacious.
We believe that this layout, with the bedrooms adjacent to the LDK, is a product of lifestyles that have changed.
Furthermore, the entrance room, which integrates the entrance and corridor, is a room that will play an important role in the “Covid-19 Disaster” and “remote work” that will come later.
The interior building materials were designed mainly with wood and cement building materials that are readily available, without using new building materials such as plasterboard. Unlike newly built houses, renovation tends to be more about keeping costs down. Therefore, we aimed for a “renovation design that looks familiar but is half a step ahead” that does not feel déjà vu or cheap while keeping costs low.
The renovation has gained recognition by leaps and bounds over the past decade and will become the housing standard of the next era. Renovation is then likely to be swallowed up by the whirlpool of consumption. Still, we believe that the resident’s slightest “personal touch” will make the Japanese living environment just a little bit better.
Although the site is limited in private space, we were conscious of making it a long-lasting residence through our thinking and design techniques. (Shintaro Amano)
