コロナ禍の中でスタートしたオフィスビルの計画。矩形の執務空間の前面に三角形のテラス（ワークテラス）が取り付く計画とした。コロナ禍を経て、テレワークが普及し、ワーケーションやサテライトオフィスなど、換気や環境の良い場所で働く価値が高まる一方で、リモートの弊害として雑談や気軽な相談ができなかったり、画面越しでしか人と接することがない孤独感など、集まって働く価値も再認識され始めている。ワークテラスはノートパソコンなどを持ち出して執務室として使用したり、打ち合せやリフレッシュの場として使用するなど、画一的なオフィス空間に多様な機能を付加・拡張する場となっている。テナントオフィスビルに求められる効率性と、開放的で気持ち良い働く場を両立させる、これからのオフィスの1つとなることを目指して設計した。
300mm角のRCの細い骨格で構成したワークテラスは、ところどころ吹き抜け状にすることで、開放性を確保し、上下階で緩やかに繋がりが生まれる計画とした。室内面積で容積率を最大限利用し、ワークテラスによって容積以上の面積確保を可能としている。フレームを頼りに、階段、家具、植栽などを挿入することで、階ごとに異なる働き方・集まり方を提案している。テラスがあることで積極的に窓を開け換気も可能となっている。
中央・総武線が毎日数十万人の乗客を乗せて敷地の目の前を通過する。都市の風景の中に、人々の活動そのものが外観となる建物が映り込む。楽しく働く人々や談笑する人々の姿が現れ、働く姿そのものが建物の外観となっている。コロナ禍を経てテレワークが普及した現代にあって、互いに顔を合わせて働くことの価値を高められ、コミュニケーションの場となり、オフィスの中にだけ閉じるのではなく、都市に開いていくようなオフィスとなるように設計した。（田中裕一、中本剛志）
Office building with open work terrace on each floor
This office building project started amid the COVID-19 pandemic. The rectangular office space was designed with a triangular terrace (work terrace) attached to the front of the rectangular office space. The Corona disaster has led to the spread of telework. While the value of working in a well-ventilated and environmentally friendly location has increased, such as work vacations and satellite offices, the value of working together has begun to be reaffirmed, with the downside of remote working being the inability to chat or casually consult, and the loneliness of being in contact with people only through a screen. The value of gathering and working together is beginning to be recognized again. Work terraces have become a place to add and expand diverse functions to standardized office space, such as taking out laptop computers and other devices and using them as offices, for meetings, and refreshment. It was designed to be one of the offices of the future, combining the efficiency required of a tenant office building with an open and pleasant place to work.
The work terrace, composed of a thin 300mm square RC framework, is designed to be atrium-like in places to ensure openness and to create a gradual connection between the upper and lower floors. The floor-area ratio is maximized in terms of interior area, and the work terrace allows for an area larger than the floor-area ratio. By relying on the frame and inserting staircases, furniture, and plantings, the plan proposes different ways of working and gathering on each floor. The terrace also makes it possible to open the windows for ventilation actively.
The Chuo and Sobu lines pass right in front of the site, carrying hundreds of thousands of passengers every day. In the urban landscape, the building’s exterior reflects the activities of the people themselves. People happily working and chatting appear, and the appearance of work itself becomes the appearance of the building. In this day and age, when teleworking has become widespread after the COVID-19 pandemic, we designed this office to enhance the value of working face to face with each other, to be a place of communication, and to be open to the city, rather than closed only within the office.
